  4. This company is horrible. They don't care about tenants happiness nor address tenant complaints. Tenants are a number, & It has gone from bad to worse. They have constant manager & staff turnover & going to corporate customer service doesn't seem to help either. Ms Lemay doesn't respond either. They do not keep proper records, don't address complaints, and there seems to be no chain of command or accountability to community management & maintenance

  5. I agree with every comment above. I am going through the same thing in Foxborough, MA. They have even gone as far as deleting me from the community access on the UDR resident site. If everyone was to post their experiences with UDR, maybe something would be done. It is unfortunate because they are beautiful apartments.

These guys will try as much as possible to frustrate you when you end your lease and even go further to try and hold your security deposit from you.There is nothing unique about them,they operate the same as any other company but have more defaults.You can think every staff is trained differently with regards to company policies because you'll always get different advise regarding the same issue and even the associates seem more knowledgeable and understanding than management.5 years ago i moved into an apartment that was previously managed by Avalon in Danvers MA:some years down the line UDR took up business and that was when issues sprung up.Just as one person mentioned,they will try their level best to withhold your deposit from you and as much as you'll try to reach out,you will never get a satisfactory answer.I would rather stay homeless than live in an apartment run by this company.I have advised many of my friends the same and would want everyone to know this.STAY AWAY!

  8. The worst of the worst! Stay the hell away from any community run by UDR. Irresponsible, rude, unresponsive, arrogant and absolute liars! They're happy to take your money, but once they've reeled you in and you've signed a lease, good luck!

    Disrespectful and discriminatory management. The worst apartment experience of my life!

    1. Amen!!!!! and i have ony been at my property for 3 weeks. When they want your money the will harass you and be very rude. But if you need something fixed they dont want to do a thing. The most unprofessional ppl i have ever dealt with. How are they even in buisness?????? something has to be done. Con artist and hustlers

    The most horrible management company and its staff at the apartments are even worse. If you choose not to renew your lease, they make your life a living hell and withold your deposit for 2 months or more. The staff at Los Altos in Florida is the worst and if you ever complained about anything, they try to say you damage their apartment so that you will never get back your deposit. Dont rent thisapartment, it is a lime bag, I could post pictures of the roach infestation that I had to dealwith for four months before they could rectify the siutation.

Big Dog FITNESS FACTORY* My name is Mark Ryan owner of BDFF IN Plano Teaxs.We are a small business that sells,moves,services weight lifting equipment.I was contacted by a client of mine that asked us to do work for Legacy Village Apartments in PLano Texas. We were introduced through email.With in a couple minute April Piero mngr of Legacy Village contacted us through email to come give her a quote to move weight equipment for her. I did,the I sent her a written proposal,her reply via email was PERFECT.Then she asked me to do one more service for her.I added it to her agreement and she said great bring it in tomorrow and she will sign it.Since both parties her and the other company told me this was a rush job as soon as she said PERFECT/COME IN AND SHE WILL SIGN I called my labor and trucker to hire them to do this job.I paid them $2,100.00.I also let a client know that she wanted to use some of her equipment that I was moving as partial payment and they may be interested in some when I receive it.They were very excited.The next day she sent me a email not having the professionalism to call us but said she couldn't use us because she could not pay us through credit card.Since i was confused I attempted to contact her and she refused to respond to me.Then she said we need a certain type of insurance and when I emailed and called her to ask what was there specific requirements she again refused to contact me or reply to any emails.Her actions cost my business $2,100 cash paid to my vendors,$4,000 in sales of the equipment I had sold after I refurbished it and a customer that will not do business with us anymore do to her action.When calling her corp headquarters to get the insurance requirements they sent a email to her supervisor to contact us which never happened.Since all of this unfolded BGFF has decided to file small claim against the company and will ask the judge to take all her emails of confirmation into consideration as we will ask for the highest amount allowed in a small claim suit in Collin County which is $10,000.00.These business practices are unethical and the manager should go to a management training course.I have over 20 years of upper mngt experience with over 2000 people under me.The way this company handles there residents and vendors is despicable.Not only will we put a complaint to the BBB but we will bring all her emails from her to me and all the complaints about UDR which I have found on various websites.I believe if her supervisor contacted us as asked mant times this all of could of been handled in a professional way and court filings and all of these negative remarks about her company would of occurred.Although the court file number will be available public with in a couple days this letter will be mailed to her corp office via certified mail.Our company gives part of our proceeds to help support the WOUNDED WARRIOR PROJECT and one of our partner companies helps support a local breast cancer foundation.Anyone needing more information about this can contact me at 214-966-4075.   12. This company is despicable! I am in the Coronado at Newport complex in California and it's just one problem after another. We had roaches the DAY AFTER we moved in, again a few months later, then our toilet broke, then the handle on our shower broke, then we had mold two different times and they kept trying to tell us it wasn't mold. "It's just the paint". I'm sorry, paint doesn't turn black and cause our nightstands to have fuzzy green stuff on the back. But oh no it's our fault because we close the windows. We have never closed the window, unless it was raining and the opened them right back up again! The first time, they did nothing, not even cleaned it, the second time they bleached everything but tried to convince me it wasn't mold AGAIN! What a sham!!! Next time this happens, I'm calling an outdoor mold company to deal with this and calling my attorney. This company is out for all they can steal!!! I can't wait to get our of here!

  13. Cedar Park, Red Stone Ranch is despicable. The woman leasing agent talks about inappropriate personal topics (ranted about her 'b*stard' ex husband' literally the first day I met her, talks about tenants to other tenants, unprofessional) and chain smoking office workers (she lights up as she speaks to people outside, un freaking real!) You have to complain endlessly to ask them to please deal with an issue. And when you do they get mad at you as if you are the problem. Gates broken for months and weirdos wandering around using the facilities you are paying for. Awful place

  14. if you have been abused by UDR, file a suit in your local JP court in your area. When these large management companies dont play by the rules, dont rant and rave on the internet, HOLD THEM ACCOUNTABLE. the only way you can get to them is by their pocket book.

    SUE SUE SUE !!!! Be happy and Make lots of Money from these people that cant manage to follow Property CODE. you will WIN!

  15. My Dad is trying to get out of his lease at Glenwood Apartments, SpringValley, Addison, TX. My dad always pays two months in advance, so he has paid on time and stays to himself. He is 79 fighting cancer, becoming forgetful, and not able to continue to live alone. They will not let him out of his lease and are trying to charge him close to $2,000 in penalties. I believe they maybe tearing the apartments down for developers to make way for new high rises. He is 55 minutes from family and we need him closer but cannot afford to pay this money. He has given 45 days notice, and they are harassing him, and it's sad to watch. I cannot find an email address to the Corporate office, and not sure how to handle these unfeeling bunch of blood suckers. They have watched his physical and mental health decline of the last 2 years, and they have NO heart for others. I am considering talking to an attorney, and bringing legal action. I will see what their final decision is this week, and make the decision and move forward with legal counsel. My dad has lived their since 2008, and they have given him a note to take to his doctor. I would have thought they would have said, we have watched you fight the good fight, Sir, and we will miss you, but hope for the best.

  17. I am writing to express discuss of my security deposit used to replace carpet in the apartment.
    Your company steals resident’s money not only thru the ridiculous rent amounts but also for miscellaneous things after the residents decide to move on.
    The clause in the lease that states you must have the carpets cleaned upon moving is ridiculous. You rent to pet owners and no matter how good that pet is they do have accidents or get sick. If you do not want these kind of repairs then do not rent to pet owners, have a higher grade of carpet with stain guard, or wood or tile flooring throughout. You know you are not giving the money back so why don’t you save the former residents time and money by just making the deposit nonrefundable???
    So now, I not only paid $800 in the security deposit that I was expecting back but an additional $223 for carpets to be cleaned when they were just going to be removed anyway. In my eyes and opinion your company has stolen over $1000 of my hard earned money.
    In all my years of renting and moving I have never been charged for ANY repairs and I have always owned pets.
    If I would have known about this at the time we were signing the lease I would have changed my mind on living at your property. If the fees, rent, and rules (which were not explained at signing) don’t get you the unmaintained property does. We were paying over $1300 dollars in rent to live at a property where hallways smelled like marijuana, trash was tossed in hallways, lights out, railings coming off walls, trash all around the dumpsters, people not picking up after their animals etc. In my opinion your company is nothing but thieves that steal hard working people’s money. We are so happy we are out of that environment and in our own home. If we had to do it all over again I never would have signed the lease.
    I will not be recommending your properties or company for anyone to live there. I will inform anyone looking to rent to RUN from any properties owned by UDR and any affiliates.
    Since your company is so hard up for money please keep the BS refund we were due in the amount of $12.81. You already stole over $1000 what is $12.81 more.
    Thank you for wasting my time and stealing my hard earned money I hope you and your company is proud!

    To whom this may concern:

    I would like to formally file a complaint against the management at Summit West Apartment in Temple Terrace, Florida as well as get someone from the Corporate Office to respond to my email.

    Let me first start off by say I have “WAS” a model tenant at Summit West for four (4) years. I never had to pay a security deposit, I have never been late with my rent, never paid a late fee, never had complaints against me nor have I filed complaints against other tenants. I valued my living accommodations therefore I always kept it clean. It wasn’t until renewing my lease going on the fourth year that I started documenting and experiencing problems.

    1.It took management four (4) times of me signing a lease and screen shooting it going back in forth for them to realize they kept making mistakes. Instead of apologizing it was always blamed on someone else.


    2.The really bad issues arose with back in August 2015 when I did not renew the lease that was sent to me because I was in the mist of purchasing a home. I received a letter stating that once my lease is up October 11, 2015 if I am in the apartment on October 12, 2015 then I will be forced to get put on a month to month rate of $2,044.00 (letter attached). I called the office and received less than stellar customer service from Daniel Polak the Community Director.

    a.Mr. Polak and others in the office even went so far as to not post comments I made on the community board. I would get a bounce back email stating that management decided not to post my comments.


    b.Then received a notice when I paid my rent for October stating that I was being charged $133 for October 12, 2015 for “Rent” when my lease expired on October 11, 2015. I email Mr. Polak who in the denied seeing such a thing. (Mr. Polak’s denial email attached as well as the screen shot of my account stating the $133 was for October 12, 2015 Rent)


    c.Shortly, after this incident I was notified by my child that someone left something on my door stating they had to do an exit walk thru. I called the office and had them come and do it while I was there the same day. The gentleman walked through and found the apartment to be in great shape. He said the carpet only had to be stretched from when I rearranged the living room furniture and It pushed up not even a quarter of an inch by the wall.



    3.Tonight I received an email (attached) stating that I incurred the below charges which I find to be very unlikely.

    a.Carpet Cleaning/Stain Removal $200


    b.Cleaning Charges $120



    •I disagree with this for several reasons.

    ◦The four (4) years I lived there no one was allowed to walk on my carpet with their shoes on. Also, I only requested the carpet be cleaned once and that was the living room turning into the hallway known as a common area with common traffic. Also, during the walk through other than the stretching of the carpet it had no stains or anything wrong with it. (pictures attached)


    ◦Other than normal wear and tear there were no holes, broken handles etc in the apartment at all.



    Lastly, I feel as though Summit West is trying to get unjustified monies out of me which am unfair and unjustified. If I owe monies I have no problem paying. I would like this matter to be thoroughly looked into as I am not a pushover or someone that intimidates easily. If this email is going to the incorrect person please put me in contact with the correct person as sending it to as many email addresses I encounter for assistance.

  19. At least your property manager (Sarah) isn't constantly being caught sleeping with the Security Manager. When confronted about it she said what she does after work is her business. Fine but do residence have to witness it! Very Very run down and full of crime! Stay away from 2775 Mesa Verde Costa Mesa, CA

  20. Wow! I wish I'd known where to post complaints against UDR sooner but they make it very hard to reach out to them electronically. I'll probably try Yelp next.

    Nonetheless, UDR Corporate doesn't appear to have a handle on the local management of our Texas community or an understanding of the local market. I'm unsure how they justify a 14% lease renewal rate when the same unit above us was on the market at a 5% increase?? ...still curious!

    Our notice of intent to vacate didn't provide enough space for us to to list all of the reasons we were uninterested in paying so much for the rental property.

  21. I used your portal system to notify McAlpine Place that I would not be renewing my lease but oddly enough the information was off the portal. Kathy Lutz and Jennifer Charbonier told me to produce the e-mail and they would honor the date but they know it isn't there because Sabrina deleted the message. Jennifer told me they didn't have the ability to delete items but their system is a SMS and not a server so it can be deleted. So for punishment Kathy and Jennifer raised my rent by 38%. Kathy said she was trying to help and that she knows in her "heart of hearts she is doing what is right", when I told her that I know in my heart of hearts I sent sent the e-mail. Her response was "I don't believe you".

  22. The billing department MANAGER is extremely rude. She doesn't care about your situation and isn't even willing to hear what you have to say. She cut me off several times and referred me to collections even though months prior she told me to call her back once receiving the money to pay the debt. I highly sugguest not renting with UDR and thir properties. Horrible company!

    awful owners ripped me off for 2, 300.56 for early termination.. That's no bad enough then they belittle you when u inquire as if your an idiot for asking..she never asked if I was paying. I paid the bill as I always do...she told me she was turning me over to collections before the 21 day time period..what a nasty lady.. Thank god for social media so I can save others some problems.. I have to sue em to get my money back.. unless u know for certain that there will be no life changes a yr at a time. do yourself a favor they are a big big ripppp offffff!!!
    I'm a senior never treated like this.. with the yelling and threats..

  25. I got the horrible experience with Borgata Bellevue Apartment in Washington. I applied for an unit according to agreement with the leasing office, but they changed their word and told me that I couldn't take the unit that they already agreed. They told me that there was an system error in their leasing system, but they didn't clarify it when I asked detailed logs for the error. I don't know if there is really an error or not. I guess they might just want to have different tenants because I'm a foreigner and Asian even if I have good enough credit score.
    Also, they committed some concession for my lease when I got consultation, but they also changed the conditions without my consent later.

    I asked the office to refund my application fee & holding fee because I was so unpleasant because of their unprofessional response and I believed I can't live there after I argued a lot. But, they rejected it neither. I can't believe that this franchise have been successful so far with their unprofessional employees.

    I asked my company attorney to review this issue and will find out a way to recompense for my psychological/finance loss.

No one should rent any of their properties even if they offer u 2 months free rent. This is the worst place to rent.. Please if you value your rental credit, stay out of UDR.

  27. I am asking for a refund for my Application fee and the money I paid down to rent an apartment in Altamonte Spring, FL. I was told that I could pay part of the money and the other part later, when I went back to pay the rest of the money for Oct. 7th they had rented the unit that I wanted.
    they told me that they would have another one on Oct.25 and they put me down for that one, well I don't want the one that they had for me to rent because it was more money. I just want my money back !! they said that I could not get my money back, I don't understand why. can you please sent me the policy that tell a renter if you change your mine you can't get a refund. please help me, Thanks

  28. After numerous experiences of grasping predatory practices and high-handed arrogance at Inwood West I would advise anybody considering renting at from them to stay away. The details are to lengthy to describe but even the most cursory look at the other comments on this site indicate a clear-cut corporate policy. These people are a nightmare
